A spectacularly massive piece of wilderness property is up for sale and it could be yours, if you have 100-million dollars. So get some buddies and pool your assets!
The Cross Mountain Ranch in northwest Colorado is on the market. It is a spectacular, sprawling piece of property, covering more than 224,000 acres of working ranch and wilderness area.
The property is so big that it's fair to call it a region, as it takes up space in four Colorado counties and covers two distinct ecosystems ranging from the alpine Williams Fork River valley adjoining wilderness, to the high desert country along the Yampa River next to the Dinosaur National Monument.
The ranch itself is 56,000 acres, with 168,000 acres of leased land adjoining National Forest, BLM and State land. The carrying capacity for the ranch is 2,000 head of cattle and 10,000 sheep.
The area is home to North America's largest elk herd with approximately 7,000 head. Extensive water frontage includes the Yampa River (12 miles of frontage), Little Snake River (6 miles), and Williams Fork (2.5 miles), as well as several additional miles along numerous other creeks and streams.
Hunting opportunities for elk, mule deer and other species abound. And the trout fishing on Williams Fork and other river locations is reported to be some of the best in the country.
The property's main lodge is a nine-bedroom, nine-and-a-half bath, 11,000 square foot mansion. But the tract has several other houses, barns and buildings on it as well, including a hunting lodge designed by LL Bean.
The asking price for the entire property is $100-million. But portions of the Cross Mountain Ranch can be purchased separately, including the nearly 4,000 acre Egry Mesa Ranch for $12.4-million, the 2,500+ acre Pyramid Ranch for $9.8-million, and the nearly 1,900 acre Osterhouse Ranch for $6.3-million.
Broker Ken Mirr of Mirr Ranch Group stated, "On their own, components such as water rights, hunting and recreation offerings and agricultural operations make for a strong investment opportunity, but linked together, as they are at Cross Mountain Ranch, it creates a property with invaluable potential."
